APS Architectural Design can prepare and submit pre application submissions on your behalf.  

Pre application submissions often form part of a feasibility study for a project. A pre application submission essentially allows you to start communications with the Local Planning Authority to discuss the likely hood of whether full planning approval for the proposal will be granted. It can be decided early on in the process the level of service you require and whether you would like an on site meeting with the planning officer

Sketch plans, written statements and pre application forms will often form the basis of the submission to the Local Planning Authority. A response will be received within approximately 30 days of submission. The response from the Local Planning Authority will typically include the following:

  • Brief description of the building and location
  • Relevant planning policy
  • Additional specialist surveys/documentation required
  • Critique of the design/proposal
  • Conclusion

The conclusion will state whether the planning officer will support a full planning application submission and his or her reasons why.
