Erection of new build in Trevone

Trevone, Padstow, north coast Cornwall

The new build is situated within an area of Trevone which has a mixed and varied architectural design. It was therefore deemed acceptable to design a contemporary property which reflected the vibrant coastal area of trevone, using large areas of glazing, utilising the sea views to the north west and views north east of The church of St Saviour.

To allow for a well positioned ridge level, the land level was lowered with a 1 metre high white smooth rendered concrete block retaining wall positioned close to the south east boundary. The ridge level of the proposal is lower than neighbouring property on one side and higher than neighbouring property on the other. This reflects the overall streetscape of Trevone road and its adjacent properties, replicating the staggered ridge heights dropping in level as the road progresses down Trevone Road towards Trevone beach. A hipped roof has been incorporated into the roof design on the north west elevation to reduce the impact on the neighbour. Windows have not been included within the design on the side elevations to prevent overlooking. Roof windows within the en suites at first floor level on the south west elevation have been positioned at 1700 mm above FFL to prevent overlooking.

Careful attention has been paid to the selection of external finishes used throughout the proposal. A modern and contemporary choice of products and finishes has been selected for the new dwelling that is common place within Trevone’s varied architecture. The roof of the proposal will be finished in natural 250 x 500 mm clipped Brazilian slate with clay ridge tiles. The structure of the proposal is insulated cavity concrete block work construction. At ground floor level, through out the proposal with a white smooth rendered finish up to soffit level. There are two courses of smooth Staffordshire blue bricks positioned above FFL on the external outerleaf. At the front and rear of the property the glazed gables are clad with James Hardie, Boothbay Blue Hardie Linea (cement board) cladding along with areas above soffit level at the side elevations. The dormer at the front has been essential in maximising available floor space at first floor. The dormer is clad using James Hardie, Iron grey Color plus Hardie panel (cement board) cladding. The roof is finished in lead grey Sika Sarnafil (single ply roofing membrane) which is detailed into it’s concealed gutters. The rear dormer has been glazed to match the rear glazed gable to assist the living area in benefiting from sufficient habitable space and sea views. The cheeks of the dormer clad with slate hanging to match the proposal’s roof.
