Four terraced properties, residential development

The proposal was to demolish the existing buildings Pols Piece and St Cadoc and construct four residential dwellings. The ridge height of the proposed 4 residential dwellings was kept to the same ridge height as the existing ridge height of pols piece.
On entry to each apartment Shower room/sanitary facilities and Utility area suitable for disabled access have been made available which are convenient for beach goers and in line with the current Building Regulations. Open plan kitchen and dining area make up the rest of the layout for the ground floor, a split level necessary for accommodating the sloping site divides the layout. Living areas as well as bedroom accommodation and bathroom facilities have been included within the layouts at first floor.
Benefiting from sea views to the north west, Living areas have been enhanced further by the inclusion of modest timber decked balcony areas which are protected by stainless steel and glass balustrading.
The second floor layout comprises of further bedroom accommodation. Both bedrooms have en suite facilities and are positioned either side of the stairwell, with a modest office area in between, directly opposite the stairwell.
To assist with lighting the circulation space at first floor, glazed non slip panels have been inserted within the floor structure of the circulation space at second floor.
Each unit has been allocated generous amenity space to the rear and raised paved terraces that enable dining areas within each of the units to open out externally. Garden areas to the rear of the residential dwellings can be accessed from an existing communal pathway.
High spec anthracite powder coated aluminium windows and doors have been specified throughout the proposal along with lead grey powder coated aluminium hoppers and down pipes which will serve the valley gutters and standard gutters. Elevations at ground and first floor have been rendered using K Rend ‘pure white’ & ‘Sky’ coloured silicone renders. To contrast this second storey elements have been slate hung using brazillian slate.
